Seller’s Timeline

INITIAL EVALUATION – During this meeting I will walk through the property, evaluate the condition of the home, note any potential repairs, and discuss any value-add upgrades you’ve made throughout your home ownership.

BEHIND THE SCENES – Using the information from the initial evaluation as well as extensive research and knowledge of the market, I complete a formal Comparative Market Analysis where I evaluate comparable homes to formulate a listing price range.

POSITION MEETING – Utilizing the information above as well as your goals, together we develop a competitive list price and discuss your closing costs as a seller.

PREPARING YOUR HOME – I explain my marketing strategies, as well as go through steps with you to prepare your home for the market. We will work through staging, any necessary repairs, and questions that you may have leading up to formally listing the property. Then, I will have professional photographs of the property taken, in addition to 3D tours and videos.

LIST – Using Multiple Listing Service (MLS) your property will be populated to all websites including (but not limited to) Compass.com, Realtor.com, Zillow.com, Trulia.com.

MARKETING – E-mail campaigns, Social Media advertisements of “Coming Soon” and “New Listing” posts, print advertisements, mailers, and digital advertisements such as Flipping Book brochures.

ACTIVE – We will begin showings using “Showingtime” where you control appointments (accept, cancel, propose new times). As needed and agreed upon, I will host brokers’ open houses, public open houses, virtual tours, and video tours.

COMMUNICATION – Potential buyers will add feedback after showings. I will continue to communicate information that other agents provide as well. We will use this information to evaluate market positioning as needed.

NEGOTIATIONS – Depending on the situation, since each transaction is unique, I will explain and present offer(s), negotiate terms for you, and ultimately, accept the offer you choose.

ESCROW – During this time, the buyer will conduct home inspections and send a repair request list. I will walk you through their repair requests and help you determine which repairs you are willing to do.

CLOSING – I will help you prepare and estimate closing costs, as well as walk you through what to expect at the closing table.
