🧐 What is the strategy behind listing your home as a Private Exclusive?

⬇️ Let’s Start Here:

❌Things that can hurt sellers on the MLS:
1️⃣Days on Market: the longer the house sits on the market, the more “stale” the listing becomes and ultimately sells for less than asking price.
2️⃣Price Reductions: If the listing is priced too high and has to undergo a price reduction, buyers may think they can negotiate even less, ultimately affecting the final sale price.
3️⃣Under Contract ➡️ Back to Active: If a home is “pending” and something happens during the transaction causing the sale to fall through, when it is relisted as “active” many buyers question the property, even if it was the buyer’s fault (i.e. financing).

👏🏻 During Private Exclusive:
👉🏻Sellers set their ideal price and terms.
👉🏻Sellers receive real-time feedback from agents that know the specific market/town as well as potential buyers before having to go on the public market.
👉🏻Together, we use the data from Brokers Open Houses and private showings to make improvements prior to listing, and list it for the most strategic price.

❔What is the return on investment for hardwood flooring? More specifically, is there value in adding consistency to flooring in a home?

🤩 Hardwood flooring adds a wow factor to homes and home owners can see 2x the cost of installation as a return on their investment. Cost recovery is 147% for refinished hardwood flooring and 118% for new wood flooring!

Colleen’s Tips!
👉🏻Make sure planks face the same direction throughout your home for consistency and flow. When planks are facing opposite directions, it can give the illusion that the floorplan is “choppy.”
👉🏻Be consistent with flooring stain, finish and plank size. However, if there are different floors within the home (i.e. original hardwood floors and newer floors in an addition), sanding and staining them the same color can create a cohesive feel.
👉🏻Keep as much original hardwood flooring as possible! When original hardwood floors can be salvaged, it adds so much charm and character to the home.
